We recommend using a cloud-based accounting software, like Xero, so you can easily manage your finances from your mobile phone from anywhere in the world. 

Register for GST if required. You will need to check if you must register for GST, depending on your income, since you will have to pay an amount of GST on the sale of your property or properties. Fortunately, you can offset expenses by claiming GST credits for costs that were incurred while you developed your property. Figuring out your GST obligations and how much you owe can be tricky and complicated, especially when dealing with GST credits, so you should work with an accountant who thoroughly understands the property industry. 

Define the purpose of your development. Depending on your goals, your property development can be either a profit-making scheme or a capital gain. If you have purchased the property, with the intention of developing, flipping and then making a profit from the sale of it, then your purpose and development activities are a profit-making scheme. Therefore, the revenue of the sale will be taxed, just like the income of a business.  However, if you are working on a smaller sale and have purchased a home to renovate as a personal project, you will only need to pay the CGT on the sale.

Property Development Accounting FAQs

The distinction matters significantly because the ATO treats them differently. A property investor buys property to hold and generate rental income, with any eventual sale generally subject to Capital Gains Tax (CGT). A property developer, on the other hand, acquires land or property with the intention of developing and selling at a profit, which means the proceeds are typically treated as ordinary income rather than a capital gain. This is an important difference because property developers do not receive the 50% CGT discount that investors who hold an asset for more than 12 months are entitled to. Getting this classification wrong can result in a significantly larger tax bill than expected, which is why it is important to establish your intentions clearly from the start of any project.

This is one of the most consequential decisions a property developer will make, and the answer depends on your specific circumstances, including whether you are developing to sell or to hold, the size of the project, the number of people involved, your personal income level, and your asset protection requirements. Developing through a company provides liability protection and a flat 25% or 30% tax rate, but companies cannot access the 50% CGT discount. A discretionary trust offers income distribution flexibility but can be complex to administer. Individuals or joint ventures may suit smaller projects but offer limited asset protection. Each structure has trade-offs, and in some cases a combination of entities is the right answer. We work through the options with you before you commit to anything, as restructuring after the fact is costly and complex.

Property developers can claim a broad range of costs as deductions against the income earned from a development, provided they are directly related to the project. These typically include the cost of land acquisition (as part of the cost base), architect and design fees, town planning and council application fees, demolition costs, construction and building expenses, project management fees, interest on development finance, legal and conveyancing costs, marketing and sales commissions, and accounting fees. Timing is important because many of these costs are only deductible in the year the development is sold rather than when the expense is incurred. We help clients structure their project accounting to ensure every eligible deduction is captured and claimed correctly.

Land tax in Queensland is a state tax levied annually on the total taxable value of freehold land you own above a certain threshold, currently $600,000 for individuals. It applies to investment properties, vacant land, and commercial properties, but not to your primary place of residence. The rate increases as the total taxable value of your Queensland landholdings grows. For property developers holding land across multiple sites, the cumulative value of those landholdings can push you into a higher land tax bracket quite quickly. We help property clients understand their current and projected land tax exposure, structure their holdings appropriately, and stay on top of annual assessments to ensure they are not overpaying.

Cash flow management is one of the biggest operational challenges in property development because costs are front-loaded while income is received only at settlement. You are typically paying for land, holding costs, development finance interest, construction draws, consultant fees, and council costs for an extended period before a single sale completes. A detailed cash flow forecast that maps every outgoing against your anticipated settlement dates is essential, not just for managing the business but also for satisfying lender requirements. Developers also need to plan for GST timing, as you pay GST credits throughout the project but may not receive your GST refunds until quarterly or monthly BAS lodgements are processed. UPDATE - 1 September 2026 After my initial experience, Crest followed up and explained that my original email had unfortunately been caught by their spam filtering. They took the time to investigate what happened and get everything back on track. I have since met with Wesley, and the experience was excellent. He was straightforward, knowledgeable and refreshingly honest about what I actually need rather than trying to sell me services unnecessarily. He gave me practical advice around setting up my contracting business and was very generous with his time. I particularly appreciated Wesley’s practical and transparent approach. He focused on what would genuinely be useful for me rather than trying to push unnecessary services, and that level of honesty goes a long way. Overall, the initial communication issue was disappointing, but the way it was handled afterwards, particularly my experience with Wesley, has significantly changed my impression of Crest. Around a 4.5/5 experience overall and I would happily recommend Wesley. UPDATE – 21 August 2026 Crest Accountants have since contacted me and I now have a meeting booked with them for next Friday. My original review was based on having sent an email directly to their general info email address and receiving no response or acknowledgement for around three weeks. It appears there may have been an issue with my original enquiry reaching the right person, although I'm still not sure exactly what happened. Once contact was established, they got back to me promptly by phone and were helpful in arranging a meeting. I've updated my rating from 1 to 3 stars to reflect this and will update the review again after I've had the opportunity to meet with them and experience their service properly. ORIGINAL REVIEW Extremely disappointing experience with Crest Accountants. I contacted them three weeks ago and received absolutely no response — not even a basic acknowledgement that my email was received. I understand businesses get busy, but three weeks of complete silence from a professional accounting firm is simply poor customer service. If they were unable to assist, a short email saying so would have been perfectly acceptable. Based on my experience at the time, I couldn't recommend them to anyone looking for responsive or reliable communication.
